TERMS & CONDITIONS

BOOKINGS

 

An initial reservation may be made by phone, post, email or on-line booking form and will be held for 7 (seven) days pending the return of the completed Booking Form and initial deposit.  The submission or signing of the Booking Form and payment of the deposit by the party leader confirms acceptance of the Terms & Conditions set out below and shall be binding on the person(s) booking and intending to occupy the premises.

 

OCCUPANCY

 

To ensure comfort, security & compliance with the Licensing Legislation only persons named on the Booking Form may occupy the villa and any persons not shown on the booking form will by asked to leave.

 

No single sex parties will be accepted without prior approval.

 

No pets accepted.

 

We have a strictly NO SMOKING policy inside the villa, however, for your convenience we are prepared to permit smoking on the patio/lanai area - please use ashtrays provided.

 

If guests smoke or bring pets inside villa they will be liable for the full cost of cleaning / fumigation necessary to return the property to standard.

 

PAYMENT

 

A non refundable deposit of £100 / $200 per week booked together with your completed and signed Booking Form are due within 7 days of your initial reservation to confirm the booking.  Payment can be made by cheque or via our secure online account with PayPal - please note there is a 3% charge for credit/debit cards and e-cheque payments.  On receipt of payment you will be sent a confirmation (extra time will be taken for clearance of personal cheques).

 

Payment of the Balance is due 10 (ten) weeks prior to date of occupancy - if payment is not received the owner reserves the right to cancel the reservation.  On receipt/clearance of final payment we will send your final confirmation - for security reasons key codes for entry to the villa will be sent 1 week prior to departure.  Bookings made within 10 weeks of departure are payable in full to confirm the reservation.

 

RENTAL PERIOD

 

Normally Saturday - Saturday, however, other periods may be available on request.

Stays of 5 nights or less with incur an additional cleaning fee of £40 / $80.

The villa may be occupied from 16.00 hrs local time on the day of arrival and must be vacated by 10.00 hrs on the day of departure.  Early arrivals/late departures may be agreed depending on circumstances but may incur extra charge.

 

SECURITY DEPOSIT

 

A security deposit of $250 will be collected by the Management Company when you register with them on arrival - this must be done within 48 hours.  The client is held responsible for any damage or breakages caused to the property or its full inventory of contents during your stay.  At no time should any of the inventory items be removed from the villa and any damage or breakages must be reported to the Management Company immediately and before departing the property.

 

The villa and inventory are checked prior to your arrival and again on departure and the security deposit will be refunded to you within 30 days of your departure providing our Management Company reports no damage or loss.  

We reserve the right to retain the security deposit in part or in full to cover damage, breakages or missing items - this may include additional cleaning costs for spills/stains etc.  We will advise you of any faults and receipts for repairs/replacements will be provided in the unlikely event that such retention of security deposit is required.

 

N.B.  Any fines incurred as a result of leaving the dustbin outside will also be deducted from the security deposit.  Florida has a sub-tropical climate and care must be taken with food which is left uncovered as it can attract insects very quickly.  Any costs incurred for additional pest control or cleaning as a result may be passed to you.

 

We reserve the right to pursue a quest for recompense for any and all damages caused which may exceed the value of the security deposit within 14 days of being served notice of same.

 

CANCELLATION

 

By Client - must be advised in writing by the person who signed the booking form & will incur the following charges :

 

More than 6 weeks prior to occupancy : Loss of deposit

 

2 - 6 weeks prior to occupancy : 50% rental cost

 

Less than 2 weeks prior to occupancy : 100% rental cost

By Owners - the owners or their agents cannot accept responsibility, be responsible or liable in respect of damage or changes caused by Force Majeure eg. but not limited to strikes, closure of airports, flight delays and cancellations, floods and other adverse weather conditions, fire, war, civil disturbances and other events beyond our control. In the unlikely event that the owners have to cancel, only monies paid in respect of the reservation will be returned. However every effort will be made to find suitable alternative accommodation via our Managing Agent.

 

 

INSURANCE

 

We strongly recommend you ensure you have adequate Travel and Health insurance for the duration of your stay to cover eventualities such as cancellation, accident, sickness and damage.  We will not be held responsible for clients who do not purchase adequate travel insurance to cover unforeseen circumstances which may necessitate cancellation of your holiday or cause additional expense to be incurred by you or members of your party.

 

 

PASSPORTS AND VISAS

 

It is the responsibility of guests to ensure that all those travelling in the party have complied fully with all passport and visa requirements at the time of travel.  Any failure in this respect which results in your arrangements being amended may result in consequential losses in respect of your villa booking.  In such circumstances no liability attaches itself to the villa owner.

 

 

VILLA FACILITIES

 

This is a self catering villa and as such is comprehensively equipped with items necessary for the enjoyment of this type of holiday, however, we do not accept responsibility for specific items you may require.  We are however happy to consider requests made at the time of booking.

 

The pool is used entirely at your own risk and pool rules and local laws apply.  Glass and crockery are not permitted in the pool area - please use the plastic items supplied.  Pool heating is optional and may be requested at the time of booking, however, as this is affected by prevailing weather conditions we cannot guarantee the water temperature.

 

The information book provided at the villa gives instructions on villa facilities and non-compliance with these may result in extra costs incurred.

 

 

COMPLAINTS

 

In the unlikely event of a complaint during your stay, please contact the Management Company immediately.  If the matter cannot be resolved please contact the owner in writing within 14 days of the end of the rental period.  If the problem has not been reported to the Management Company as requested, the owner cannot accept any responsibility.

 

 

LIABILITY

 

The owners and their agents do not accept any responsibility whatsoever for death, personal injury, accidents loss or damage to persons or personal property however caused.
